In making a reservation, you agree to the Terms & Conditions. Please ensure you have read the following:
‘Accommodation’ means the room(s) shown in the confirmation letter.
‘Agreement’ means the agreement between us and the Visitor.
‘Visitor’ is the person in whose name the booking agreement has been made.
1) Arrivals & Departures
Please collect keys from Three Abbey Green guest house as agreed in your letter of confirmation. Your accommodation will be ready by 2pm but we will endeavour to prepare your accommodation earlier if you so request. ‘Check out’ is by 10.30am on the day of departure. Failure to vacate by this time may result in further charges. Visitors are welcome to store luggage in the dining room of the guest house after check-out, at their own risk.
Payment in full is taken at the time of arrival, unless you have booked through our online booking portal, when it is taken at the point of booking. We are able to accept the following forms of payment
1. Cash (direct bookings only)
2. Debit cards
3. Credit card – Visa or MasterCard
3) Cancellation Policy
Direct Bookings: Cancellation of your booking must be made in writing, preferably via email. If a cancellation notice is received up to 7 nights prior to the booking, there will be a GBP20 per room cancellation charge. Cancellations made with less than 7 nights’ notice will be subject to the full cost of any part of the cancelled booking that we are unable to resell. We therefore recommend visitors arrange their own cancellation insurance.
Online Bookings: If cancellation takes place within 7 nights of your arrival and we are unable to re-let the room(s), the booking payment will be retained. If you need to cancel more than 7 nights before the arrival date, we will refund the booking payment in full, less a GBP20 per room cancellation fee. We recommend visitors arrange their own cancellation insurance.
If we are forced to cancel your booking for reasons outside our control we will endeavour to offer you alternative comparable accommodation at no extra cost to you. Should we be unable to provide a suitable alternative, we will reimburse any sum already paid by you. We will be under no further obligation or liability for any losses or expense arising from the cancellation. There are no further circumstances for which we will be liable for any refund.
4) Cancellation by us
We reserve the right to cancel any letting should you or any member of your party cause damage to the property, its furniture or contents, or should you create a disturbance to the occupants of any adjoining rooms or to our neighbours.
In the event of any breakages, damage or exceptional cleaning required after the room is vacated, we will notify the Visitor within 48 hours of any costs incurred and will charge this payment to their credit card.
6) Number of Occupants
The number of people staying must not exceed the maximum number agreed at the time of booking for each room. If we become aware that the number of people staying exceeds the maximum number, we reserve the right to ask the entire party to vacate the premises. In these circumstances, there will be no refund for unused days.
7) Lost Keys
A charge of £20 will be made for each set of lost keys.
All rooms are serviced daily unless you request otherwise.
Linen and towels are changed with each new letting and on the third day of any extended visit.
10) Candles and Fireworks
The use of candles and fireworks by the Visitor or their guests is not permitted.
11) Right of Entry
The owners, employees and agents of Three Abbey Green shall be allowed access to rooms at all reasonable times for purposes of inspection or to carry out any necessary cleaning, repairs or maintenance.
If you have any complaint, please notify us immediately at Three Abbey Green. Please note that complaints are much more easily resolved while you are still in the property. If we receive any complaints of noise or disrespect or damage to the property, we reserve the right to require visitors to vacate the premises with immediate effect and without compensation for unused days.
13) Liability and Insurance
Three Abbey Green, its employees and agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. We cannot in any circumstance accept liability for any personal injury, loss of life, damage, loss or accident to personal property. Visitors are advised to ensure their own insurance covers any loss or damage to personal property during their stay and to ensure adequate personal and travel insurance is taken out.
Pets are not allowed anywhere on the premises.
15) Disabled Access
All rooms are accessed by stairs or steps. Unfortunately, as the rooms comprise part of a Grade 2 Listed building, there are presently no ramps, though we are currently investigating the possibility of installing a ramp to aid wheelchair access up to the front door. We therefore advise that there is limited wheelchair access to the rooms on the ground floor and none to those on the floors above. If guests require able-bodied assistance they are requested to bring with them a suitable companion. We cannot supply staff to lift or carry guests.
Smoking is not permitted anywhere on the premises.
